These terms govern your use of this website. By creating an account or publishing a listing you accept them.
1. Who we are and what this site is
This site is a platform for publishing and browsing property advertisements. We are not a real estate broker, agent or intermediary. We do not represent buyers or sellers, we do not take part in viewings, negotiations or payments for any property, and we give no advice on the value, condition or legal status of a property. All contact happens directly between the people involved.
2. Your account
You must be at least 18 years old and able to enter into a contract. - Give accurate information and keep it up to date. - Keep your password confidential; you are responsible for activity under your account. - One person may not operate multiple accounts to circumvent limits or a suspension. - Tell us promptly if you believe your account has been used without your permission. You can close your account at any time from your account page.
3. Listings and conduct
You may only advertise a property you own or are authorised to advertise. - Listings must be accurate: real price, real size, real location, real photos that you have the right to use. - No discriminatory content. Advertisements must comply with the US Fair Housing Act and with Belgian and EU anti-discrimination law: no preference or limitation based on race, colour, religion, national origin, sex, family status, disability, sexual orientation or any other protected ground. - No misleading, illegal, duplicated or spam listings, and no listings for properties that do not exist or are not available. - Keep your listing up to date and take it offline when it is no longer available. We may review, edit, hide or remove any listing, and we may suspend accounts that breach these terms.
4. Fees, payment and VAT
Publishing is paid for with a one-off listing fee, or with an optional upgrade, and is charged when you submit the listing. - Payments are processed by Stripe. We never see or store your card details. - Prices are shown excluding sales tax in the United States and including VAT in Belgium. Where VAT applies, it is charged at checkout and shown on your receipt. - A fee covers the publishing period shown at checkout. It is not a subscription and does not renew automatically. - Consumers in the EU have a 14-day right of withdrawal from the date of purchase. If you ask us to publish your listing immediately, you acknowledge that the service starts straight away and that the fee becomes non-refundable once the listing is published. - If we remove a listing because of our own error, or if a payment was taken twice, we refund it. 5. Your content
You keep the copyright in your photos and text. You grant us a non-exclusive, worldwide, royalty-free licence to host, resize, display and promote that content for as long as your listing is published and for a short period afterwards in backups and caches. You confirm you hold the rights needed to grant this licence.
6. Availability and liability
The site is provided “as is” and “as available”. We do not guarantee uninterrupted service or that a listing will lead to a sale or a tenancy. To the maximum extent permitted by law, we are not liable for the accuracy of listings, for the conduct of users, for losses arising from a transaction between users, or for indirect losses. Nothing in these terms limits liability that cannot be limited by law, including for consumers in the EU.
7. Suspension, changes and law
We may suspend or close an account that breaches these terms or the law, and may remove content where we are required to do so. We may update these terms; material changes are announced on this page and by e-mail, and continued use after the change means you accept the new version. These terms are governed by the law of the operator's country of establishment, without affecting the protection you enjoy under mandatory consumer law in your own country of residence.
